What are the Best Toronto Investment Neighbourhoods?

Investment money has been flowing to the 905 areas. This is great. Toronto should spread the red-hot market love around. With that said, buyers are still asking us all the time about the best investment neighbourhoods in Toronto for long-term value appreciation. Buyers want to know what the next popular neighbourhood will be. However, these neighbourhoods are always a tough sell because they haven’t “arrived” just yet. When looking for the next popular neighbourhood, pay attention to three factors a) reliable access to transit b) a ‘main’ street A.K.A. future walkability c) diverse housing types (a mixture of single-family, condos, multiplexes etc. )

Our top two favourite Investment neighbourhoods in Toronto:

  1. Weston Village: 

    Weston Village has everything. It is a small neighbourhood that spans from Weston RD to Jane st, and Just south of Lawrence north to Church street. Weston is full of beautiful old Victorian homes and has easy access to many trails along the Humber River. Weston RD has a lot of businesses on it, making it a walkable neighbourhood if not a totally charming one yet (think, grocery stores, mechanics, dollar stores etc). Most important, Weston houses the UP express station, which can take commuters downtown to Union station very quickly. Likely within ten years, if not less, the house prices in Weston will start to go way up. For now, it is one of the most affordable neighbourhoods in the city and it is very worth the trip to check it out.

  2. Crescent Town:

    Heading from West to East, Crescent Town is our favourite neighbourhood for investors in the East. Crescent town has a lot of small bungalows on large lots and the houses are comparatively affordable. Again, most important is that it is right on the Bloor subway line. This is one of the only neighbourhoods in Toronto that I can think of that is still affordable and also directly on the subway line. It is a walking distance to a lot of shopping on the Danforth and only a ten-minute drive to the beautiful beach. What more could you want?

Sometimes it feels like all of Toronto neighbourhoods are out of reach. The reality is that there are many great pockets in this city that would make smart long-term investments. You just need to know where to look.
